The client's dream is to build his new home, a 3-story house with a privileged view of Ibirapuera Park. In the initial conception of the project, there was a vision of using 100% metallic materials, in steel, however, with the significant increase in cost, the product became an expensive item for this construction system.
The technical team at CH3 Construtora reanalyzed the project and sought alternative solutions, aiming to preserve the identity of the project, its modernity, and reduce the aggregate cost.
Main technical changes made:
– Replacement of the metal structure with a mixed concrete and steel structure, reducing the cost of the item by approximately 60%.
– Replacement of concrete masonry with cellular blocks, significantly reducing the weight of the project.
As a result of these changes, there was also an improvement in the energy efficiency of the air conditioning system, reducing the thermal load, with savings of approximately 2TR per floor. (1TR* = approximately 13 thousand BTUs**).
This residential project was also designed to receive clean energy with photovoltaic panels, a water reuse system for cleaning and irrigating the gardens.
